A garage door is balanced when its springs carry almost the whole weight of the door, so the door itself is nearly weightless in your hands and the opener only has to guide it. Balance adjustment is the service that restores that state. The technician disconnects the opener, moves the door by hand to see where it drifts or sinks, inspects the springs, cables and rollers, and then changes the spring tension in measured steps until the door holds still partly open, stays up when fully raised, and closes without slamming. The opener is then reconnected and its settings checked against the corrected door.

Inspecting the springs before any turns are added
Adjustment only makes sense on a spring that is sound, so each one is examined closely. On a torsion system the technician looks for a gap in the coil, rust pitting, uneven coil spacing and a cone that has slipped on the shaft, and measures the wire size, inside diameter and length to confirm the spring suits the door's weight. On extension springs the check is for stretched or opened coils, a broken end loop and the presence of a containment cable. A spring that has simply lost a little tension can be wound up; one that is undersized or near the end of its cycle life is explained and offered as a replacement instead.
Proving the result with the safety tests
The visit is finished only when the standard tests pass. The technician places a piece of two-by-four flat on the floor in the door's path and closes it with the wall button; the door must strike the wood and return to fully open. Then, with the door closing again, an object is passed through the photo-eye beam, and the door must reverse. Finally the door is released once more and the hand test repeated so you can see it hold at knee height, at waist height and fully open. Cables and level, checked with a glance
Once a month, with the door closed and the light on, look up at the drums and down at the bottom brackets. Each cable should wrap its drum in a single neat layer with the same number of turns on both sides, and hang taut without fraying or rust at the bottom loop. The gap under the door should be even from corner to corner. On an extension door, glance at the two springs for equal length and confirm the containment cable still runs through each. These take less than a minute and tell you the door is still level and the counterbalance still shares the load evenly.

What is the red cord hanging from the opener for?
It is the manual release. Pulling it disconnects the door from the opener's trolley so the door can be moved by hand, which is how the balance test is done and how you get the car out during a power cut. The industry standard calls for it to be red and reachable, no more than about six feet above the floor. Reconnecting is usually as simple as running the opener once.
How is door balance tested?
With the door closed, the opener is released so the door is free. It is lifted by hand to about a metre, then to fully open, and let go at each point. A door in balance holds its position; one that rises on its own is over-tensioned and one that drops is under-tensioned. The door should also move freely and no faster than the hand pushing it.
Can a door with a broken spring be balanced?
A broken spring is replaced rather than adjusted; there is nothing left to wind. On a two-spring door the technician normally replaces both, since the survivor has the same age and cycle count, and then balances the door on the new pair. Until the visit, leave the door closed and avoid running the opener, which is not designed to lift the door's full weight on its own.
