Does winter change what you look for?
Yes, mostly at floor level. Months of slush and road salt reach the lowest hinges, the bottom brackets and the loop of each cable before anything else on the door, so those get a close look for rust. The technician also checks whether the bottom seal has been freezing to the slab, how the drive has coped with cold, stiff starts, and whether frost or salt film has been blinding the sensors near the floor. Should I lubricate the tracks?
No. Tracks should be clean and dry. Rollers are meant to roll along the track on their own bearings, and a film of lubricant on the track collects grit, thickens in the cold and makes the rollers slide and drag instead. Wipe the tracks with a rag and put the lubricant where it belongs: on the hinge pins, the roller bearings, the spring coils and the bearing plates at the ends of the torsion shaft. Should I lubricate the track to help the rollers?
No. The track is meant to be clean and dry; grease on the rail gathers dirt and makes the wheels slide rather than roll, which wears them faster and can contribute to a roller leaving the rail. Put a silicone spray made for garage doors, or a lithium grease, on the hinge pins, roller bearings and spring coils, wipe off the excess, and give the tracks nothing more than a damp cloth. Is a panel the same thing as a section?
In everyday speech, yes: people call the horizontal pieces of a garage door panels. In the trade's own terminology a section is the full-width piece that hinges to its neighbours, and a panel is one of the raised or recessed shapes embossed across it, so a door might have four sections of four panels each. Why does the door shake as it rounds the curve of the track?
The curve is where each roller changes direction under load, so it exposes wear that straight travel hides. A wheel worn oval or flat-spotted bumps as it turns the corner, a wobbling stem lets the section lean back as it enters the horizontal run, and a track whose radius has been knocked out of shape pinches or drops the wheel for an instant. Why is there a gap opening between two panels as the door goes up?
The two panels at that joint are no longer being held together on one side. A hinge that has cracked through, pulled its screws or lost its pin lets the panels hinge open around the remaining hardware, and the gap shows as they round the curve where the joint flexes most. Will track work involve the springs?
Sometimes. The flag bracket at the top of the vertical track usually carries the bearing for the torsion shaft, so if that bracket or the curve has to move, the springs are unloaded first with winding bars and rewound afterwards to the same turns. Simple work on the vertical run below the curve, or on the horizontal hangers, can often be done with the springs left alone. Either way the door is balance-tested at the end. What stops the door from falling if a cable lets go?
It depends, and not reliably. The other cable and its spring may hold that corner so the door tips and wedges in the track rather than falling square, and the rollers binding can add some resistance, but neither is dependable: the door can still drop unexpectedly on the failed side. Some doors also carry a broken-cable device on the bottom bracket that grips the track if a cable fails. How old is too old to repair?
Age alone is not the test; parts and safety are. The technician checks the exact model and part numbers, because even a unit from the last two decades can have a board, sensor or trolley that is no longer made. What should I check before calling?
With the door closed, pull the red handle and try lifting the door by hand; note whether it is heavy or stays up on its own. Is a belt drive harder to repair than a chain drive?
No, just different. The belt is lighter, runs dry and is replaced as one length with a clip, where a chain has links and takes grease. What happens to the old opener?
The technician takes it away. The steel rail, chain and angle iron go to metal recycling and the head unit, with its motor and circuit board, goes to electronics recycling rather than the landfill. Can the existing tracks stay with the new door?
