Garage Door Perimeter Weatherstrip in Dickson Hill
Every time the door closes there is a rubbing squeal along one side, and the flexible fin has folded under itself and torn. Someone painted the trim last summer and painted the seal with it; now it is stiff as a board.
Garage Door Perimeter Weatherstrip
In plain words
A perimeter seal is only as good as the door it meets, so a technician looks at the door before the seal. If one side shows daylight and the other is tight, the strip may be fine and the door may have drifted: worn rollers, a track bracket that has moved, a top section that bows away from the header. Setting that right first means the new fin can be positioned with the same light contact on every side. Where the door is already square, the seal is fitted straight to it. Either way the result is a door that closes against a continuous line of contact.
How the visit goesWith the door closed and the garage lights off, a thin bright line runs down the whole left side of the opening. You can see the neighbour's fence through it. The strip that should close that gap has shrunk back from the door.

How the visit goes
How the door sits in the opening
A perimeter seal can only follow a door that sits where the frame expects it, so the door is checked before any strip is ordered or cut. Each edge is checked for plumb, the gap to both jambs is compared, and the top section is watched as it meets the header to see whether it bows away or leans in. Rollers, hinges and the spacing of the vertical tracks are looked at because any of them can shift the door face toward one jamb and away from the other. Small corrections, such as re-setting a track bracket, are noted so the new seal is fitted to a door that closes square and stays that way.
The header piece goes on first
With the door closed, the header length is cut to the full width of the opening and lifted into place, a two-person job on a double door. It is positioned so its fin lies against the top section with a slight, even deflection along the whole width, then fastened from the centre outward with galvanized or stainless nails or exterior screws at regular spacing, which keeps the length straight rather than letting it wander. The ends are left to receive the side pieces beneath them. Fitting the header first means both sides are cut to meet it exactly, and the corners close properly.
A continuous line of contact
The change is visible the moment the lights go off: no bright edge down either side, no glow along the top. From outside, the new stop or fin sits flush and matches the trim. When the door closes, the fin bends gently against it along its whole length and springs clear as it lifts, without a squeal or a drag. Snow that used to drift in along one side is largely kept out, and the garage stays quieter on a windy night. If a jamb was repaired, the fresh wood or PVC at the base is primed and painted so it reads as part of the frame rather than a patch.

What affects the quote
Same fees day, night or weekend
1Removing the old stop and paint build-up
Lifting a wood stop that has been painted for decades, scraping old adhesive and knocking down paint ridges takes longer than pulling a loose fin, and the time shows in the quote.
2Number of doors
Two or three doors on the same property share the set-up time and are quoted together, usually at less per opening than a single door on its own.
3Jamb material
Wood jambs take nails; steel or aluminum-clad jambs need screws and sometimes a backing piece, and masonry openings need a different fixing altogether, each with its own time and hardware.
Garage Door Perimeter Weatherstrip: questions
How long does perimeter weatherstrip usually last?
It depends on sun, cold and how the door meets it. One manufacturer's guide suggests replacing seals every two to three years, while a well-set fin kept free of paint and wiped with silicone before winter often goes considerably longer. Rather than a calendar, watch the fin: when it stiffens, cracks or shrinks back from the door, it has done its work.
Does it matter if my garage is detached and unheated?
The seal still earns its place. It keeps driven snow, rain, leaves and animals out of the garage and off whatever is stored there, and it stops the door edges rattling in the wind. For an attached or heated garage the comfort benefit to the house is added on top. The technician may suggest a simpler fin replacement for a detached shell and a one-piece stop where the garage is lived beside.
What information helps when I book?
The size of the door and whether it is single or double, where you see daylight or feel drafts, whether the existing seal is a strip on a wood stop or a one-piece moulding, the colour of the trim, whether the wood near the floor feels soft, and whether the garage is attached or heated. Photos of the closed door from inside with the lights off, and of each corner from outside, are very useful.
